What the calculator does not show

A repayment figure is one part of the picture. These four factors move the real cost more than most people expect.

Loan to value ratio

LVR is the loan divided by the lender's valuation. Under 80% avoids Lenders Mortgage Insurance with most lenders and usually unlocks a sharper rate tier.

Repayment frequency

Fortnightly repayments produce 26 payments a year rather than 24, so more comes off the principal over the life of the loan.

Assessment rate

Lenders test you at a buffer above the actual rate, commonly around three percentage points, so your borrowing power is lower than a repayment figure suggests.

Costs beyond the loan

Stamp duty, conveyancing, building and pest, lender fees and moving costs sit outside the repayment figure. Budget for them separately.
